Our Domestic Extension Architectural Design Process
Domestic Extension Planning Consultation:
We provide a free no obligation consultation where we will meet with you at your home, or the property that you wish to develop in order to discuss your project objectives. Having established your requirements we will provide you with advice and suggestions regarding your project and explain how our service works in more detail. Shortly after the meeting we email you our three stage quotation. If you’re happy with our quote, just drop a quick email confirming our appointment.
Post the initial consultation our approach is as simple as one, two, three.
Don’t worry we’ll go through the process with you as part of the initial meeting to ensure you are clear on what to expect, however if you’d like an overview pre meeting then please read below or speak to us:
Stage 1: House Extension Design Survey
We will attend site and carry out a full measured survey of your home. We gather all the information required in order to draw accurate scaled existing plans, external elevations and a site plan, plus assessing the relationship between your property and neighbouring properties which may impact planning considerations. This element of work will usually take around 4 to 5 hours for us to complete.
Stage 2: House Extension Design and Planning
We draw up the existing plans and external elevations; once completed we’ll arrange a further consultation session to revisit the brief. We develop proposed plans and elevations, once you’ve reviewed if amendments are required we can accommodate, whilst providing advice on what local planners are likely to approve within your area.
Once you approve the design, we make either a Householder Planning Application or an Application for a Certificate of Lawfulness, using your properties Permitted Development Rights. Please see below for more information. We have a fantastic working relationship with all local authorities and planning departments and act as your agents through the process, carrying out all administration, negotiations and revisions with the planners.
Stage 3: Domestic Extension Building Regulations
When planning approval has been obtained, we progress to Building Regulation Application drawings. Once these are completed, we will issue to you as well as a good local structural engineer and building control inspectors, so that they can provide you with quotations for their services.
Our Stage 3 drawings, along with the structural engineers drawings are what we submit to Building Control, in order to obtain Building Regulations Approval for your project. They are also the drawings that you will need to pass onto your builder in order to obtain accurate quotations for them to carry out the work on site.
Your House Extension Design is Ready to Build on Site
Once Building Regulations Approval has been obtained, you’re ready to start on site, so we hand over to your chosen builders and building control officers. However if they have any questions regarding the plans rest assured we are happy to support.

The whole process from start to finish was fantastic. Simon created some great plans, far better than we had initially envisaged and then preceded to obtain planning permission, organise the structural drawings and building regulation approval, liaise with the builders and be on hand for our queries along the way.
